We conduct our own ratings based on homeowner's personal experiences. That being said we advise you to give T & J a chance to service your home before we determine next steps. I have read a lot of negative reviews on them. Most of them have these common experiences with them. First they came and get $75 and left and they did not bother to come anymore. Second, they did not solve the problem and make the problem even worse. Now, if you still wanted to make business with them, then I have a suggestion that they come for an inspection for a free work evaluation cost estimate on a private customer basis. Meaning, T and J will come here and do the work assessment free estimate without charging $75 from our account. If this works with T&J and you, then I'll let them in.

I am requesting for a contractor who is trustworthy to both of us. If you still on insisting a contractor who I learned not having a good public review like T & J INVESTMENT, JOHN TITOUAH AND/OR ALL EXPRESS PLUMBING then you are like giving me stones to hit my head. I am sorry that I have told you this. Please tell your favorite contractors that they must strive to make their public reviews best. We your clients are paying hard earned monies and I think you owe it to us to give us the best service you can offer nothing less. Please provide me a contractor with a better review rating.

It appears that you are forcing us to deal with contractors of your own choice. I have rejected the services of this contractor a couple of times already. I have requested you to send us a better one. Please send us choices to choose from. It is us that need the service not you. You can just recommend and but we, the homeowners, had the final say on who we like to do the job for us from among the choices which you recommend.

Hello Rosalina Buenosuceso, Thank you for reaching out. Regarding the last request on clarification of the message that was sent. This means if you refuse to work with our service partners we will not be able to honor the claim under your home warranty coverage. Please note all of our contractors carry generally liability insurance so any additional damage done to your property would be handled through there. At this time as a one time courtesy only this is being sent to City First Electric at 909-999-5331. This company will need to be allowed to service or we will not be able to proceed with the claim. We do not have the option to allow your choice of what company will be servicing the home.

Hello Miriam Brual, We do not change the contractor at the home owner request unless they have a documented history that shows the contractor serviced in the past and the experience was not good. Your history shows that T & J never serviced your home. Our system allocates the soonest available contractor in your area is the most effect process for the claim to be complete, those are the reasons we did not change the contractor. The claim became aged and the contractor was not going to set an appointment anymore and they cancelled the work order in their system cause you cancelled the appointment and did not reschedule with them. Yes, we do request that you do allow the contractor assigned to service if they have not been to the home and to not go based on yelp reviews as people are more likely to post a negative review and not the positive. What we mean by the contractor carries general liability is that per the contract First American does not cover for secondary damage and if damage is caused by the contractor the homeowner would need to contact them as they carry liability insurance for secondary damage cause by them. The claim involving All Express Plumbing is also closed as First American has exhausted coverage on your slab leak coverage so that issue is no longer covered through First American Home Warranty any longer. Hello Rosalina Buenosuceso, Thank you for reaching out. Regarding the last request on clarification of the message that was sent. This means if you refuse to work with our service partners we will not be able to honor the claim under your home warranty coverage. Please note all of our contractors carry generally liability insurance so any additional damage done to your property would be handled through there. At this time as a one time courtesy only this is being sent to City First Electric at 909-999-5331. This company will need to be allowed to service or we will not be able to proceed with the claim. We do not have the option to allow your choice of what company will be servicing the home.

SO MEANING YOU ARE FORCING US TO ACCEPT CONTRACTORS OF YOUR OWN CHOICE EVEN THIS CONTRACTOR IS NOT ACCEPTABLE TO US.

Hello Miriam Brual, We do not change the contractor at the home owner request unless they have a documented history that shows the contractor serviced in the past and the experience was not good. Your history shows that T & J never serviced your home. Our system allocates the soonest available contractor in your area is the most effect process for the claim to be complete, those are the reasons we did not change the contractor. The claim became aged and the contractor was not going to set an appointment anymore and they cancelled the work order in their system cause you cancelled the appointment and did not reschedule with them. Yes, we do request that you do allow the contractor assigned to service if they have not been to the home and to not go based on yelp reviews as people are more likely to post a negative review and not the positive. What we mean by the contractor carries general liability is that per the contract First American does not cover for secondary damage and if damage is caused by the contractor the homeowner would need to contact them as they carry liability insurance for secondary damage cause by them. The claim involving All Express Plumbing is also closed as First American has exhausted coverage on your slab leak coverage so that issue is no longer covered through First American Home Warranty any longer. If you are disputing there was fraudulent information provided by All Express please send First American photos, statements, and any proof you have of these allegations so the issue can be looked into.
